RICHARD WATKINSON HOME INFORMATION PACKS ( HIP's )

All properties with very few exceptions marketed from 14th December 2007 now require a HIP. We can organise this for you and although most of the components of the HIP have to be back before marketing can commence, this process generally takes no longer than a week once the HIP has been ordered and does not hold up the marketing of your property.........

WHAT IS A HIP AND WHAT DOES IT CONTAIN?.....

Not as much information as you would have thought. There is no longer a requirement for a survey ( A HOME CONDITION REPORT ). The government decided to make this optional rather than mandatory some time ago. A HIP must now contain at least the following...

  1. ENERGY PERFORMANCE REPORT. This will give your home an energy rating from A through to G with A being the most energy efficient and G the least - similar to the ratings currently provided with domestic appliances such as fridges. This report is carried out by our own professionally qualified DOMESTIC ENERGY ASSESSORS. The report will also provide suggestions on how to improve the rating and the graph data must by law appear on your property brochure it will look something like this....



  2. PROPERTY INFORMATION QUESTIONNAIRE. Listing Council Tax band, utilities and services, changes made to the property, access, damage/flooding etc. and if a Leasehold property details of the lease.


  3. SEARCHES. Local and Drainage, previously obtained by the buyers solicitors after agreeing a sale, now the responsibility of the seller.


  4. TITLE. including land registry registers and title plan.


  5. SALE STATEMENTS. Basic details of ownership, address of the property, tenure i.e. whether it is Leasehold or Freehold.


  6. A HIP INDEX.

All of this is fairly straightforward and simple to arrange. We are able to keep the costs to the seller right down by employing our own assessors and shopping around for the cheapest searches and compilation of the pack. We charge YOU what the HIP costs US, our fee is earned when we sell your home for you!
