TRADITIONAL AUCTION

This is an unconditional auction where on acceptance of an offer or fall of the hammer, the buyer will pay up to a 10% deposit and exchange of contracts is immediate.  Both parties are then legally bound to buy and sell.  This is a quick and efficient way to transact property and determine the true value.  It is often difficult to arrive at a precise valuation on a property that has great potential or a plot of land where no two buyers would necessarily offer the same figure so at Auction the lot finds its true value in the room.

MODERN AUCTION

This has become an increasingly popular method, by which to sell your home.  It offers an online auction leading up to the day.  There is more flexibility than traditional auction, on acceptance of an offer or the fall of the hammer, a buyer will place a 5% non refundable reservation fee.  They are then given 28 days to exchange contracts and a further 28 days to complete a purchase.  This allows more time to arrange funding.  There is no seller commission and online bidding prior to the auction 24/7, with a lower fall through rate.
