This is an unconditional auction where on acceptance of an offer or fall of the hammer, the buyer will pay up to a 10% deposit and exchange of contracts is immediate. Both parties are then legally bound to buy and sell. This is a quick and efficient way to transact property and determine the true value. It is often difficult to arrive at a precise valuation on a property that has great potential or a plot of land where no two buyers would necessarily offer the same figure so at Auction the lot finds its true value in the room.
