Fully Managed Service

Our comprehensive fully managed service includes:

Marketing your property on major portals and our website
Conducting viewings and negotiating offers
Carrying out referencing and Right to Rent checks
Preparing tenancy agreements and arranging a professional inventory
Registering the deposit and facilitating the tenant move-in
Ongoing monthly rent collection and transfer
Coordinating repairs and maintenance
Conducting periodic property inspections
Ensuring compliance with current legislation

Fees: £420 set-up fee and 10% + VAT (12%) monthly management fee

Rent Collection Service

This service includes all of the above, with the exception of maintenance coordination and property inspections.

Fees: £420 set-up fee and 8% + VAT (9.6%) monthly rent collection fee

Tenant Find Only

Ideal for landlords who prefer to manage the tenancy themselves. This includes:

Marketing the property
Conducting viewings
Negotiating offers and completing referencing / Right to Rent checks
Preparing tenancy agreements

Fees:

£600 inc. VAT (£500 + VAT) setup fee
£900 inc. VAT (£750 + VAT) setup fee for rents of £1000 upwards
Optional: Deposit registration and professional inventory

Compliance Requirements

Prior to the tenancy start, you must provide:

A valid Gas Safety Certificate (if gas is present)
An Electrical Installation Condition Report (EICR)
An Energy Performance Certificate (EPC)
Smoke alarms on each floor and carbon monoxide alarms in rooms with a boiler, solid fuel appliances (e.g. log burners), or fixed combustion appliances (e.g. gas fires)

We can arrange compliance checks on your behalf if required.

Optional Services

Attached is further information about our legal eviction support included in the agency agreement. For additional peace of mind, you can opt for a rent guarantee service at £30 per month (inc. VAT).

Preparing the Property

We recommend ensuring the property is tenant-ready, including:

Professional carpet and window cleaning
Seasonal garden tidying
A folder with appliance instruction manuals, heating system guidance, and helpful notes (e.g., rubbish collection schedule)
