**COMMERCIAL PREMISES WITH PLANNING APPROVAL FOR RESIDENTIAL CONVERSION** A rare opportunity to purchase an interesting Grade II Listed period building close to the heart of the town, currently in commercial use as an A1 retail shop but has recently been granted planning permission for conversion into an interesting residential dwelling. Full details can be obtained from Rushcliffe Planning 21/00929/FUL.
Formerly in ownership of The Crown Estate the property for many years has been run as a successful florist and is only coming to market due to retirement of the current owners.
The building itself is an interesting Grade II Listed part two storey premises offering a great deal of character with brick elevations beneath a pantiled roof, double fronted facade, exposed internal timbers and Georgian style windows to the side.
In its current layout the property offers approximately 920 sq ft of floor space including a first floor loft with attractive vaulted ceiling and exposed timbers. The layout comprises the initial retail area with double fronted windows and central porch, this leads through to an inner vestibule with cold store, main workshop, side entrance hall with cloakroom off and to the first floor an additional storage room in the eaves.
The property fronts Long Acre with a paved driveway to the side (approx 24ft in length) providing off road car standing.
The main potential lies in its recently approved planning for a residential conversion and therefore provides a great deal of potential for clients looking for a bespoke home on a low maintenance plot within walking distance of the heart of the town.
The proposed accommodation will provide an initial dining kitchen with mezzanine loft area in the eaves, leading through into a spacious living room with utility off and a side entrance hall with cloakroom. A staircase rises to the first floor where there will be two bedrooms and bathroom.
Overall viewing is the only way to truly appreciate the location and potential on offer.
