The best time to market your home, for example if you are moving abroad we will need to work backwards from the date you would have liked to move to allow time for marketing and the legal process.
The best method of sale, is either by AUCTION, TENDER, or good old fashioned PRIVATE TREATY.
The price to ask for your home based on your timescale for a move and the valuers knowledge of the local market and comparable evidence of recent sales.

The market appraisal usually takes about an hour. The valuer will explain our different fee options which can include everything from advertising to the Energy Performance Certificate (EPC).

You will be shown samples of our marketing including our brochures, photography and floorplans.

After our visit you will get a letter or email confirming all the above as a record keeping document for you.


Ready to go to Market?

Once  ready to come to the market we would revisit your home, prepare a draft brochure for you to approve along with a large selection of interior and exterior photographs. We would discuss our marketing campaign with you. Quite often our sales staff will pop out as well so they are more familiar with your home when talking to buyers.

Your home will feature on numerous property websites including our own website which in 2014 had over 120,000 visits.        www.rightmove.co.uk and www.onthemarket.com are also very popular sites with buyers and all of our properties feature on both of these sites with a gallery of photographs.
Viewings can be accompanied by our staff if you are busy at work or would just rather leave the selling to us. After every viewing we will aim to gather as much feedback for you, good or bad to help with the sale.

For empty properties we can be key holders, visiting the property regularly and checking it is in order. We can organise maintenance and repairs for you if necessary and accompany all viewers.
Getting an Offer
On average it takes 14 or 15 viewings on your property before a sale is agreed. This is about the national average, a few years it was 7 or 8 so try not to get despondent if you have had a lot of viewings and are still for sale, the next viewer could be the buyer. When we get an offer for your home we will negotiate with you and the buyer to agree a sale and to qualify the purchasing position of the buyer. We will use our negotiation skills to achieve the best price possible, select the most suitable buyer by the fairest means, after discussing it with you.
Monitoring the Sale
After agreeing a sale we will use our skills to monitor the sale through to the day of completion and the key hand over. On average in the U.K.  1 in 4 sales unfortunately fall through before they reach exchange of contracts but by closely looking after the sale and sorting out any problems that may arise with for example the survey, we are able to reduce this figure considerably saving time and hopefully creating a stress free move.
